Much like residents of Dublin and Pleasanton residents don’t believe the city of Livermore is being totally honest with them
Pleasanton Oak Grove development has received a favorable court ruling and the Pleasanton city council will not challenge it.
Home sales up in Pleasanton Dublin & Livermore
By · April 26, 2008 · CommentsNot only have sales of existing homes increased in the Tri-valley area of Pleasanton, Dublin and Livermore, but in many other areas as well. Bank owned REO sales and short sales are a large percentage of these, but the trend is starting to look good for a better real estate market in the summer.
Prices have come down, but not as much in the Tri-Valley area. The hardest hit are Contra Costa County areas of Antioch and Brentwood. In Alameda County parts of Oakland, San Leandro and Hayward have seen large price drops.
Home loans remain the big problem for home buyers. Lenders are unable to sell their loans and use that money to make more loans. Until this is corrected the housing market will be sluggish.
Only the rich investors are making money in this market. Public outcry needs to be heard in the halls of Congress, and in the White House. Big banks and creditors knew this was going to happen, that’s why the bankruptcy laws were changed.
It’s time for a grass roots movement too change how the government regulates the financial markets. People being people, they will always push the limits, it’s up to Washington to say no and control banking and investments much more tightly.

By · April 7, 2008 · CommentsLivermore is moving for a water rate increase of 8.5%. This would mean about a $5.00 a month increase for the average Livermore home owner or renter. Pleasanton and Dublin home owners and renters are similar for their services.
Pleasanton new home projections include 350 units near the new BART station, 333 near the old station and 100 new units in downtown Pleasanton.
Dublin, Pleasanton and Livermore home owners should be alert to a property value scam going around the valley. Many valley residents have received a solicitation from a private company that charges a fee to help get your property taxes reduced. The county will do that for free, just call the county Assessors office at 510-272-3787.

We are in a slow housing market, but homes are still selling and for good prices. As always, location and condition have a great influence on the sales price. Lenders are starting to look at location when granting loans.

Pleasanton, Dublin and livermore Home Loan PMI Change
By · February 13, 2008 · CommentsHome buyers will no longer get mortgage insurance in Pleasanton, Dublin or Livermore unless they put 10% down on the purchase of a home.
Alameda County is on the list of declining areas and the mortgage insurance giant PMI will no longer insure 95% or 100% financing. There is another company still providing coverage, but that may change soon.
Even with a good down payment you will need a very good credit score. Do everything you can to get your credit score up to 700.
